SUPERINTENDENT
RESPONSIBILITIES
Report to and assist the Sr. Superintendent throughout all phases of the construction process. The Superintendent specific day to day tasks on the project under the direction of the Sr. Superintendent. There are several different and specialized functions that take place, depending on the stage of each project and/or the complexity of the job. In general, the Superintendent is responsible for the following:
SPECIAL NOTE FOR SUPERINTENDENT
  • Should the Sr. Superintendent be removed from the Project, a Superintendent may be designated to assume the role of the Sr. Superintendent and the responsibilities of the Sr. Superintendent and be ready to perform those responsibilities.
WORKFLOW AND SCHEDULING
  • Schedule and communicate with trades as directed by the Sr. Superintendent and the current three week look ahead schedule (3wla) in order to achieve tactical daily and strategic project objectives.
  • Schedule, coordinate and monitor material deliveries.
  • Ensure that all labor and material prerequisites (Subcontract, insurance, submittals, etc.) for a scheduled activity are complete before commencing the work.
  • Direct general labor and punch labor as required.

CODE COMPLIANCE
  • Ensure completed work meets all testing and certification requirements so as to pass all foundation, roofing, structural, fire, and building inspections.
  • Expedite work to make buildings “inspection ready” per schedule.
  • Perform walks and inspections (frame, envelope, MEP, finish, etc…):
    • Note deficiencies.
    • Take corrective action as needed.
    • Instruct trades to correct immediately.
    • Follow up to verify work has been properly completed.
  • Identify damaged trusses, obtain engineer-stamped repair drawings, and initiate repairs.
  • Maintain accurate Inspection Logs
QUALITY CONTROL
  • Continually inspect and monitor all work to ensure performance in accordance with contracts, plans and specifications.
  • Answer questions, and resolve any errors and omissions, so that all building systems function and perform as intended.
  • Draft RFI’s when necessary and communicate w/ PM
  • Notify trades of all Bulletins and other changes from published documents to ensure their implementation with a minimum of rework.
MATERIAL CONTROL
  • Match material delivery tickets against actual shipments and cross reference to approved submittals, Subcontracts and Contract Documents to confirm compliance.
  • Reject incorrect, broken, or defective items, and expedite replacement / repair work.
  • Coordinate locations of stored material on the job site so as to minimize subsequent material handling.
  • Enforce all materials are used and stored efficiently and properly so as to minimize waste and to protect perishable items from sun, rain, and other damage.
  • Ensure that materials are being used where and how intended.
COST CONTROL
  • Demonstrate and communicate “good practices” to the trades in order to minimize waste, repair, replacement, and rework.
  • Review plans and contracts before initiating or advocating for change orders.
  • Should additional work become warranted and authorized by the Project Manager on a Time and Material basis, the Sr. Superintendent is the only authorized person to sign a “ticket” presented by a Subcontractor.
    • Distribute, on a weekly basis at minimum, all signed T & M “tickets” to the PM in the Main Office.
  • For field acquired items, follow established procedures for all purchases and rentals, and keep adequate records.
  • Measure, check and verify completed work for the monthly trade draws.
  • Assist at monthly site draw inspections with the architect and owners/lenders.
SAFETY
  • Implement and comply with comprehensive Site-Specific Safety Program
  • Inspect, on a daily basis, work practices, tools and equipment, fall protection, scaffolds, safety devices, etc and note and resolve any deviations.
  • Maintain safety violation log.
  • Enact escalation procedures for recurring violators.
  • Conduct Safety Orientations for Subs and weekly safety meetings.
  • Work with safety consultants during site visits.
  • Follow and implement company guidelines during OSHA visits.

CLEANLINESS AND WASTE MANAGEMENT
  • Develop and promote good housekeeping practices everywhere on the job.
  • Implement and enforce good housekeeping requirements with all trades.
  • Deploy dumpsters where needed and ensure they’re emptied promptly when full.
  • Provide adequate restroom facilities and see that they’re maintained as required.
SITE SECURITY
  • Protect company assets and completed work by locking up construction sheds, garages, and buildings as needed and at the end of each day.
  • Get to know the work crews authorized to be on site and who’s not; escort those who aren’t off the property.
  • Monitor incoming and outgoing traffic.
  • Engage law enforcement as appropriate to report thefts or vandalism
  • Check Security camera logs to ensure connectivity.
  • Check in w/ Security Officer before & after each shift to upload and download concerns.
NPDES, EROSION CONTROL MONITORING
  • Maintain daily log of rainfall totals and the condition of the construction entrance, scheduling maintenance as needed.
  • Maintain and file weekly and monthly reports with the main office.
  • Work with erosion control consultants during site visits and initiate corrective actions to silt fences, slopes, drains, roadways, etc. as required.
ADMINISTRATIVE
  • Assist in preparing agendas for, and participate in all site meetings, and issue meeting minutes.
  • Assist in making weekly schedules and processing all field paperwork.
  • Prepare and file Daily Logs
  • Produce written correspondence as directed.
  • Perform basic housekeeping routines.
  • Make supply runs as needed.
  • Respond to all emails in a timely manner
POST-CONSTRUCTION
  • Meet all turnover walk criteria: level of quality, schedule, etc.
  • Work with property management representatives and subs/vendors to resolve all remaining items.
  • Collect warranty book data.
  • Track all service requests and notify subcontractors and vendors of outstanding warranty issues.
  • Assist in quarterly and 1 year warranty inspections.
  • Review final as-builts.
  • Assist in preparing final close out report and lessons learned.
